Stage 1: Planning and Design

As Total Package Construction is a company that custom designs and constructs, we have an initial consultation where you share all your ideas and must-have inclusions, based on your budget. We collaboratively work on your floorplan layout, whether modifying an existing design or starting from scratch, perfectly positioning it on your plot of land. Once you have your layout, the architect drafts preliminary plans, which we can modify, if required, before finalising plans to construction drawings.


A contract is drawn up between builder and client based on construction drawings and specifications. After your construction contract is signed, there will be a period of time allocated for your mortgage lender to approve and finalise your finance application, which your build contract and building specifications will be used for. Once finance is approved, a lot of background work is done by Total Package Construction to have full construction plans drafted and approved by necessary officials, architect/plumbing/engineering then on to private certifier approval.

Stage 2: Approvals

After all the finance and building approvals are in place, you will have a meeting with your construction administrator to confirm you are happy for TPC to start building your new home. We can only start building on your block of land if finance has settled and the land is registered (if in a new estate). Together, the length of time these processes take can vary significantly. Usually building commences within 2/3 months of you signing the build contract and paying the deposit. Your estimated construction start date will be documented in your contract and discussed with you. Should there be any variation outside of this time frame due to unforeseen circumstances, you will be notified as soon as possible.

Stage 3: Earthworks and Base Stage

Now it’s time to begin preparing your land, whether it is for slab or stumps construction. Depending on your soil classification, it will impact the cost and preparation involved in this process. This step can take anywhere from 1-4 weeks; however, it is usually simplistic. During this stage, your builder is coordinating with sub-contractors to organise electrical, plumbing and termite protection, if applicable. You are required to discuss your selections with your builder for the next stage.

Stage 4: Framing

This is the stage where your house will start to look like a real home. At TPC we know the importance of having a solid foundation, so we construct all frames on site, ourselves. This fits in with our business model of providing quality products built to the highest Australian standards. We source our engineered framed trusses from local suppliers. Due to living in Queensland, we must ensure our frames will withstand any weather event, so the ‘Tie Down’ process safeguards your home. You are required to discuss your selections with your builder for the next stage.

Invest In Your Forever Home

Stage 5: Lock Up

Your house will become weatherproofed and lockable in this stage. After facia, gutter and roof are installed followed by windows, doors and external walls, the shell of your home is completed, and we are ready to focus on the inside. You are required to discuss your selections with your builder for the next stage.

Stage 6: Fixed Out

Get ready for the hustle and bustle. The fix out stage sees many tradesmen working collaboratively on your job. Ranging from plasterers, carpenters, cabinet makers, tilers, plumbers, electricians, and painters. You are required to discuss your selections with your builder for the next stage.

Stage 7: Handover

Time to make this house your home. If you have chosen a turn-key package, your inclusions will be installed. Your builder will walk you through your home to compile a defects list. Then it is with great pleasure that we hand the keys over to your forever home.
