Frequently Asked Questions

  • How long will it take to build my new home?

    This depends on a few factors like style, size and construction technique. A standard 4-bedroom, brick veneer, slab on ground type home will take us approximately 16 weeks to complete once site works have commenced. As you need to factor in the building approval process, we usually say that it takes approximately six months from signing the contract to moving in.

  • Will you provide a fixed quote?

    Yes, absolutely. We go into great detail to ensure that there are no hidden surprises anywhere after signing our contract.

  • What does Prime Cost (PC) mean?

    PC or 'Prime Cost Item' means an item, for example, a fixture or a fitting, that either has not been selected or the price is not known at the time of the formation of the contract. However, the contractor has made a reasonable allowance for the cost of supply and delivery, this is an estimate and final costing may vary depending on the owner's selections.

  • What does Provisional Sum (PS) mean?

    PS or 'Provisional Sum' means an estimate of the cost of carrying out particular work, including the cost of supplying any materials needed for the work. One of the main reasons that TPC includes provisional sums in the contract is generally that the owner may have not yet decided what they wanted when signing the contract eg. certain finishes, landscaping, etc. Again, final costings depend on the type of work carried out.

  • What insurances do you carry?

    We carry all the statutory insurances required. These include QBCC, Home warranty insurance, Public Liability, Q Leave Levy, if applicable.

  • What if I find defects in my home?

    At TPC we pride ourselves in delivering new homes free of defects. Minor defects brought to our attention within the first six months will be promptly attended to.

  • Do you take care of landscaping?

    Yes, we can take care of your landscaping if you wish. Although not covered in our standard inclusions, we can certainly work with you to add this into your contract under a turn-key package agreement.

  • How long does a home warranty insurance policy last?

    New home warranty insurance covers for six years and six months commencing the date the premium is paid.

  • What is your dollar per square metre rate?

    Because no two custom home builds are the same, nor the site conditions or the client's specific requirements for finishing's, etc. – we simply do not have a flat dollar square metre rate. A proper quote requires a credible builder to fully understand the plan, work scope, site conditions and time constraints, etc. Each component is carefully priced accordingly before assembled to produce the final figures. Not before then can a $ per sqm be appropriately determined.

  • Why is no one on my building site?

    In reality, the building process is a complex one and often trades will be waiting for materials to dry before moving on or waiting for materials to arrive. During these times, our tradesmen use that opportunity to productively work between their jobs and will be back on your site as soon as time permits. Occasionally schedules are disrupted by weather. This is unavoidable; however you can be assured that at TPC everything possible will be done to ensure your home is being completed as quickly as possible.

  • Am I allowed to enter the building site to check progress?

    A construction site can be a potentially dangerous environment, and our team takes the health and safety of all visitors to the site very seriously. We are happy to have you visit the construction site of your new home but do insist it is with the permission and accompaniment of a TPC representative. Site meetings will be scheduled between builder and client to discuss progress, particular layout of items and/or selections at some stage during the build.

  • I’ve changed my mind about my selections, am I allowed to make adjustments?

    We strive to hand over to you the house you dreamed of so of course adjustments are possible however if work has already been started and/or completed it will incur an extra fee. Discuss with our consultants what it is you’re wanting, and we can discuss in detail how we can make it happen for you.

  • I want to upgrade my appliances, is this possible?

    Of course you can. You will see in your inclusions that we supply our standard range of appliance, it is great quality, Nover products. However, if you have a different range in mind, speak to your consultants about upgrades when the time is right.

  • Can I add extras or delete things along the way?

    We can make anything happen for you. The only complication we would come across in this case is when you ask for these changes. For example, if you change plans after they have been approved, they will need to be recertified through the architect and council so this will be an additional expense. If you want to delete or add something along the way and the work has already been completed, the new materials and time to complete this added task will be charged as an extra.

  • I’m concerned I will go over budget?

    At TPC we understand building a house is your biggest investment in your life and you will have a budget to stick to. As we collaboratively work through your custom build design, we have the luxury to be able to be flexible in adjusting your build, to suit your budget.

  • How is quality managed?

    We have a strict quality control procedure. Checks are carried out during construction and at the completion of every trade and construction stage. Nathan is your main builder, so he is constantly on site overseeing all trades. This ensures we identify any areas of concern early and have it rectified promptly. During site visits we encourage our clients to be diligent in pointing out any areas of concern.

  • When does construction start?

    TPC is a small company and Nathan personally likes to oversee all aspects of the build himself. There may be a job or two in front of yours however this does not mean that you are not one of our top priorities. Before you see any site preparation started, there is a somewhat lengthy design process to occur. After your construction contract is signed, a lot of background work is done by Total Package Construction to have full construction plans drafted and approved by necessary officials. Together the length of time of these processes take can vary significantly, but unless you have requested a later start date, usually building commences within 2/3 months of you signing the build contract. Your estimated construction start date will be documented in your contract and discussed with you. Should there be any variation outside of this time frame due to unforeseen circumstances you will be notified as soon as possible.
